Impact of the EPC on property regulation:
Since 2023, French legislation has prohibited the rental of extremely energy-intensive homes (rated G) in high-demand areas and will extend these restrictions to other energy classes in the coming years. These measures aim to encourage energy renovations and improve the quality of France’s housing stock.
Collective EPC: New obligations for 2024 and beyond
Condominiums are subject to increasing obligations to carry out a collective EPC, in order to strengthen the energy performance of multi-unit residential buildings.
- From January 1, 2024, condominiums with more than 200 units must carry out an EPC at building level.
- From January 1, 2025, this obligation will extend to condominiums with between 50 and 200 units.
- From January 1, 2026, condominiums with fewer than 50 units will also be required to comply with this requirement.
